This is a 1–3 month rental designed for two adults who want comfort, security, and walkable access to everything. A home where you can actually enjoy a peaceful night's sleep.

Peak Season Focus: November through March is Puerto Vallarta's most desirable time of year, warm, sunny days with comfortable evenings and minimal rain. Our condo offers the ideal home base for snowbirds and digital nomads looking to escape the cold and truly settle into the PV lifestyle. Our condo supports longer stay living with fully stocked kitchen utensils, full size soaps and ample TP and paper towels.
Straightforward pricing
You'll see prices on Airbnb. Booking direct can save some platform fees, but this is still a premium condo in a prime neighborhood.
Monthly Rate Guide (USD, 28 nights+)
- Jun–Oct 1: from $3,500 / 28 nights
- Apr + May + Late-Oct/Nov: from $5,000 / 28 nights
- Dec 1-20: from $5,000 / 20 nights
- Dec 20–Jan 2 (ultra-peak): typically $300–$400/night
- Jan 3–31: from $7,500 / 28 nights
If your budget is below these starting points, we're probably not the right fit and that's totally okay. If we're not far off (especially if you're Canadian and doing a conversion rate, please contact). There are many great options in PV at different price levels.
Minimum stay & fit
To protect the vibe of the building and keep the unit in excellent condition, we prioritize:
- 28+ night stays (exceptions only when filling a gap)
- Two adults maximum overnight, it's a condo rule
- Renters who enjoy a calm, residential setting seeking relaxed atmosphere
How booking works (simple + professional)

- Your dates are reserved once the security deposit is received
Optional: local concierge support can be arranged for check-in and on-the-ground help (additional fees may apply).
Security deposit
A $1,500 USD (or $2,000 CAD) security deposit is required. This is to cover large incidentals to the property. We're not caring over a broken dish or if you accidently ruined a hand towel. We don't nick-pick our guests for normal activity (I myself have broken 2 glasses in one month; the floors are not very forgiving! lol)
Shorter stays
For stays shorter than 1 month, you may still contact us as we may have availability though we may ask you to go through our property manager and there website. They usually offer better pricing than the platforms, however there is a commission charged tacked on to your quote and a cleaning fee.
2026 season availability:

April to to October 31, 2026: Open from April 1 onwards. Parking is available, if you're driving here.
November: Fully Open! Reserve now! Rainy season has ended.
December 2026: Available until December 20, 2026
January 2027: Available from the 3rd.
Rates for extended stays
Our rates are lower than platform pricing, and those from property managers, and we offer discounts for longer bookings:
- 1-month rentals: Good value
- 2-month rentals: Great discount
- 3-month rentals: Best rate available

Payment
Payment may be made by post-dated cheque, cash, or e-transfer (Canada only).
Once your dates are confirmed, we will provide payment instructions and timing. Your reservation is not considered secured until the required payment has been received and, where applicable, fully cleared.
Cancellation policy
Because longer stays are booked well in advance and replacement bookings can be difficult to secure on short notice, the following cancellation terms apply:
- 120+ days before check-in: 100% refundable
- 119–90 days before check-in: 50% refundable
- 89 days or fewer before check-in: Non-refundable
If any portion of the cancelled dates is successfully rebooked, we will reimburse you fairly based on the amount recovered.
For Our U.S. guests
If you are paying by U.S. cheque, please date your cheque at least 60 days prior to check-in to allow for Canadian bank clearing times.
To avoid delays, we strongly recommend dating your cheque 70 to 80 days in advance. All funds must be fully cleared before check-in.
When Things Happen Unexpectedly
Being Canadian, we are reasonable people. We like to keep things fair and make sure your stay goes smoothly. However, there are always those things out of anyone's control that cause you to not enjoy a day or two of your stay. If there’s a power or water outage lasting longer than 8 hours, we will refund 50% of the prorated daily rate for the number of days you are without those services. We ask you to contact us the moment you notice something has gone wrong so we can work with our connections in Puerto Vallarta to get services back online as soon as possible.
